Prep your lake house for sale, because first impressions matter!
When you prep your lake house for sale, one of the biggest challenges you (and many home sellers) may face is clutter. Buyers want the HGTV experience. They want to see themselves making your house their home. Lots of people have way too much stuff and today’s buyers are not always patient enough to see past it. Though difficult, decluttering is so very important when you put your home on the market. Whether it’s a full-time or vacation home, an over-abundance of personal treasures hinders the sale process.
How Clutter Hinders Your Home Sale:
- Homes feel small.
- Sparks feelings of claustrophobia.
- Buyers can’t imagine making the home theirs.
- Buyers assume you aren’t ready to sell.
- Home is harder to keep clean for showings.
Becoming a de facto “storage unit” for stuff that won’t fit (or isn’t welcome) in the primary home is a common issue with lake houses and vacation homes. Once, I sold a 900 square foot home in Masthope that required a 30 yard dumpster just for the items stashed in the crawl space. I see it time and time again all over the Lake Wallenpaupack region. People have way too many belongings! When you put your home on the market, one of the most important steps is to simplify!
Marie Kondo, the inventor of the KonMari Method of Tidying Up, offers great tips for sorting through years of stuff we collect:
“The KonMari Method™ encourages tidying by category – not by location – beginning with clothes, then moving on to books, papers, komono (miscellaneous items), and, finally, sentimental items. Keep only those things that speak to the heart, and discard items that no longer spark joy. Thank them for their service – then let them go.”
Tips to Prep Your Vacation Home For Sale
- Start sorting now.
- Declutter before scheduling photography and video.
- Keep only the items that mean the most to you. Discard or donate the rest (or host a yard sale).
- Pack seldom used items sooner rather than later.
- Organize as you go.
- Keep flat surfaces clutter free for easy cleaning
Don’t forget to declutter closets. Eliminate stained or torn clothes. If you haven’t worn it in a year, chances are you never will. Throw out damaged clothing; donate what you no longer wear. A tidy closet tells buyers there is plenty of room for THEIR stuff. A closet stuffed to the gills screams “Not enough storage!”
“Remember, tidying up isn’t about getting rid of stuff. It is about creating an environment that sparks joy and improves your quality of life.”
Bottom Line When Selling Your Vacation Home
Only keep the items that truly spark joy for you. Take a minimalist approach. Allow buyers to envision themselves there and make it their lake house. This will not only make your move easier, but also ensures that you’re off to a great start in the next chapter of your life!
Once your task of decluttering is complete, your next step is hiring the best agent to sell your home, whether it’s in Lake Ariel, Lackawaxen, Lake Wallenpaupack, or anywhere in between! I’m ready when you are!
